The Reserve Hotel – 11/2017 Update
Pre‑construction phase: Demolition


Our team is very excited to learn the demolition of the Reserve Hotel has started in late November of 2017, after we obtained permits from the city. The Reserve Hotel will occupy floors 18th through the 22nd where office spaces used to be. By the time we took our investors on the first tour, the demolition was already underway on the 18th floor.

There were no workers on the 18th floor during the day because the building is currently fully occupied. The 1st through the 12th floor is operated as the JW Marriott, a 5-star hotel in the busy center of Chicago. From the 13th to the 17th floor, there are commercial tenants with various business operations such as law firms, accounting firms, financial companies, etc. Therefore, in consideration of our tenants, the demolition happens only at night between 8pm to 6am so they are not subject to dust and noise from the work on the top floors of the building. We are happy to see a few photos our construction project manager Dan Paxson had asked the worker to snap during their work hours.

The Reserve Hotel – 10/2017 Update
Pre‑construction phase: Demolition


The work has officially started this week. We have the electricians disconnected power and set up temporary power in the working area. We first have to disconnect all light fixtures, all HVAC/air-conditioning ducts, remove carpets, and dismantle all ceiling tiles and frames on all the floors. We then need to identify all power outlets and remove them before we demolish all room partitions and doors, and strip down the whole place to bare box. All construction debris are removed on a daily basis to keep the space clean and free for the next job; this is especially important due to the fact that the building is currently occupied by many other tenants, thus the process has to be done in a deliberate and organized manner so it won’t disturb other tenants in the building.
